This application was for the re-development of a Brownfield site, close to the Bramble Brook in inner city Derby. The site had been identified as part of a regeneration zone but no development brief had been prepared by the Council.
The proposals were developed from a feasibility appraisal and master plan, created by Jon Millhouse. Getting a consent involved significant pre-application discussions with the Council, Highways and the Environment Agency. Reports were collated from various experts and the main issues related to traffic generation, flooding, scale, massing, creation of a good residential environment and affordable housing.
The Section 106 negotiations were complex, but ultimately successful with consent granted in January 2006. On the back of this success the applicant instructed us to submit a further scheme for an additional 130 units on adjoining land and approval was granted in November 2006. The consents have allowed the businesses on the land to relocate to a larger site with funding for new building. The businesses are growing well on the back of a substantial capital gain increasing employment in the city and the prosperity of the area.
