Planning & Design has recently secured full planning permission for two separate sites in Church Gresley, South Derbyshire. Both sites are owned by the same client and located around the edge of the Thorpe Downs estate which dates back to the early 2000s. Although outside of the existing built settlement, both sites are included in the settlement framework boundary meaning there was no objection to the principle of development.
On the first site, off Penkridge Road, we designed a pair of modern semi-detached houses (1 x 2 bedroom and 1 x 3 bedroom). The site adjoins residential development to the west and there has been a consent for a new 14 dwelling development roughly opposite the site.
On the second site, adjacent to 43 Thorpe Downs Road, we achieved consent for a modern 4-bedroom detached house. Whilst located at the southern end of Thorpe Downs Road, planning permission was granted in 2014 for the erection of three dwellings on land immediately to the south of the application site, meaning the proposal would effectively be infilling a small gap. Both sites lie close to the services and amenities that Church Gresley has to offer and will make beneficial use of untidy and underused sites. We look forward to seeing the sites developed in the near future.
