We are pleased to share a recent planning success at land off Monument Lane in Ironville, where prior approval has been granted for a new agricultural building to support an existing and growing rural enterprise.

Agricultural development is often about getting the basics right, safe storage, reliable space for machinery, and the facilities needed to run a modern holding efficiently. On this site, the proposal focused on putting the right infrastructure in place to support the next stage of the business, while keeping the design practical and the impact proportionate.

Why prior approval matters on projects like this

For many agricultural buildings, there is a permitted development route available, but that does not mean it is automatic. The local authority still needs to consider specific points under the prior approval process, including the siting, design and external appearance of the building, and how it will be accessed and constructed.

There is also an important threshold issue that applicants sometimes miss. The permitted development route used here relies on the agricultural unit meeting the relevant size requirement. Having this clear from the outset helps avoid unnecessary delay and gives the council confidence that the right process is being followed.

The approach

Our role was to guide the submission so it was clear, complete and easy for the council to assess. That meant setting out a straightforward planning case for why the building is reasonably necessary for the purposes of agriculture, and ensuring the proposal was supported by the right level of information on the issues the council is required to consider.

We also kept the design intent simple and appropriate for a rural setting. Agricultural buildings need to be functional first, but they still benefit from careful siting and a considered external appearance, especially where there are nearby heritage assets and established landscape features.

The outcome

Prior approval has been granted, providing a clear route to deliver the new agricultural building and support the continued growth of the enterprise. As with most approvals, there are standard requirements about implementing the development in accordance with the approved drawings.
