Introduction & Project Brief
Planning & Design Practice secured outline and reserved matters approval for a major residential development in the Derbyshire Dales, delivering up to 57 dwellings designed to accessible and wheelchair user standards. This project addressed the district’s urgent housing need while setting a benchmark for inclusive, sustainable design. Following planning approval, the site was delivered by the developer, with our planning vision, forming the foundation for this thriving community.
Site Analysis & Context

The site was strategically chosen for its sustainable setting within the Derbyshire Dales, offering proximity to essential services and transport links. Its position allowed for the retention of open views across the surrounding countryside, while mature trees and hedgerows provided a strong rural character. These features informed a design approach that balanced development with environmental sensitivity.

Proposed Development

The masterplan included a mix of bungalows, dormer bungalows, two-storey homes, and apartments, alongside public open space and sustainable infrastructure. Key objectives were to create an inclusive community, integrate pedestrian links, and maintain visual connections to the wider landscape. The scheme also incorporated a proposed pedestrian crossing and new footpath connections to improve accessibility.

Design Development & Solutions

Our design strategy focused on inclusivity and sustainability. Homes were planned to meet Part M building regulations, ensuring adaptability for all residents. The layout retained existing landscape features and introduced green infrastructure, creating a development that respected its rural context while delivering modern living standards.

Construction & Materials

Indicative plans proposed the use of local materials such as brick, stone, and slate to reflect the vernacular architecture of the Derbyshire Dales. Sustainable drainage systems and permeable surfaces were integrated to manage water runoff effectively, supporting long-term resilience.

User Experience & Functionality

The development was designed to provide a high-quality living environment, with adaptable layouts, easy access to services, and strong connections to walking and cycling routes. Public open spaces were incorporated to encourage community interaction and wellbeing, creating a sense of place for future residents.

Sustainability & Environmental Impact

The scheme featured a Sustainable Urban Drainage System, biodiversity enhancements, and green corridors. Retained trees and hedgerows, combined with new planting, strengthened ecological value and softened the visual impact of the development. Renewable energy technologies were encouraged to support a low-carbon future.

Conclusion & Lessons Learned

This project demonstrates how strategic planning can deliver much-needed housing while respecting landscape character and promoting sustainability. By integrating accessibility, connectivity, and environmental responsibility, the development sets a benchmark for future rural housing schemes. Although the final homes were delivered by the developer, our planning approvals and design principles made this transformation possible.
