Planning & Design Practice was commissioned to design and deliver a transformative scheme for a historic riverside property outside Belper. The brief was ambitious: create a family home that meets modern spatial needs while respecting the Outstanding Universal Value of the Derwent Valley Mills World Heritage Site. The project evolved significantly through the planning process, responding to conservation officer feedback to achieve a solution that balances heritage sensitivity with contemporary living.
The property occupies a unique position on the bank of the River Derwent, screened from public view by mature trees and set within a large plot. The site lies within the World Heritage Site and opposite listed structures. The existing dwelling, dating from the early 19th century, was modest in scale and in poor condition, with a layout unsuited to modern family life. Its riverside setting offered stunning views but also demanded a design approach that preserved the authenticity of the WHS.
The design journey was shaped by heritage considerations. Initial proposals for a larger, more contemporary extension were revised following detailed consultation. The final scheme introduces a lightweight glazed link to clearly distinguish old from new, while the rear extension adopts traditional proportions and materials. The riverside elevation incorporates full-height glazing and a covered balcony, creating a strong connection to the landscape without compromising the building’s authenticity. This approach aligns with UNESCO guidance: complementing context with contemporary design rather than pastiche.
This project demonstrates the importance of collaboration and flexibility in heritage contexts. By listening to conservation advice and refining the design, Planning & Design Practice delivered a scheme that sits comfortably within the World Heritage Site, preserves authenticity, and unlocks the potential of a unique riverside plot.
