This project shows how careful planning, heritage sensitivity and sustainable design can come together to deliver a high‑quality modern home in a historic village setting.

Set within the Carsington and Hopton Conservation Area and close to listed buildings, the steeply sloping site demanded a thoughtful response that respected its context while making the most of its potential.

By working with the land rather than against it, the dwelling is subtly cut into the hillside to reduce its visual impact, preserve key views and integrate seamlessly with the surrounding landscape.

Local Derbyshire stone, pitched roofs and traditional detailing reference the village’s architectural character, while high levels of insulation, energy‑efficient systems and responsibly sourced materials support a low‑carbon, affordable‑to‑run home.

The result is a contextually sensitive infill development that enhances its setting and demonstrates how even the most complex sites can be successfully unlocked through considered design.
