Planning & Design Practice was appointed to design and secure permission for a bespoke self-build dwelling in Hollington. The brief was clear: create a home that respects the character and layout of the existing farmstead by completing the traditional courtyard arrangement, while introducing contemporary detailing to maximise south-facing views and deliver significant biodiversity enhancements.

The brief was clear: create a home that respects the character and layout of the existing farmstead by completing the traditional courtyard arrangement, while introducing contemporary detailing to maximise south-facing views and deliver significant biodiversity enhancements.

The design draws heavily on local vernacular forms—brick walls, slate roofing, and simple proportions—while introducing contemporary elements such as large glazed openings and a veranda to maximise natural light and views. The dwelling’s position closes the courtyard, creating a cohesive farmstead layout. Pre-application feedback informed refinements to scale and massing, ensuring the building sits comfortably within the land without dominating its surroundings.

Sustainability was central to the design. Solar panels and an air source heat pump reduce carbon emissions, while the building envelope exceeds current standards for thermal performance. Biodiversity improvements include native planting and habitat features, ensuring ecological value is enhanced rather than diminished.

This project demonstrates how sensitive design can unlock the potential of infill plots in rural settings. By respecting historic layouts, embracing vernacular architecture, and integrating sustainable technologies, Planning & Design Practice delivered a home that feels rooted in its context yet ready for the future—a perfect example of design-led rural development.
