Planning & Design Practice was appointed to design and secure planning permission for a comprehensive remodelling and extension project in Allestree. The brief was to modernise the existing property and create high-quality internal spaces tailored to the needs of an established family. The scheme included a first-floor side extension, two-storey rear and side extensions, and internal reconfiguration to deliver a contemporary home with improved functionality and aesthetics.
The property is located at the end of a cul-de-sac within a predominantly residential area of Allestree, Derby. Surrounded by detached dwellings, the site benefits from a generous plot and is situated within Flood Zone 1, indicating minimal flood risk. There are no listed buildings or conservation designations nearby, making the site suitable for sensitive development. The existing dwelling featured an attached double garage and traditional rooflines, providing a solid base for a modern extension strategy.
The design process focused on balancing scale and proportion to avoid visual dominance. Key strategies included:
- Setting back the first-floor side extension to prevent a terraced effect.
- Aligning rooflines and using materials consistent with the existing property.
- Introducing balconies with privacy screens to maintain neighbour amenity.
- Ensuring the extensions remained subservient to the main dwelling while delivering modern functionality.
This project demonstrates how thoughtful design and planning can transform a traditional property into a contemporary family home. By combining multi-level extensions with sensitive detailing, Planning & Design Practice delivered a scheme that enhances functionality, respects local character, and meets sustainability objectives. It’s a model for modernising homes within established residential areas.
