Planning & Design Practice was appointed to design and secure planning permission for a first-floor rear extension and the conversion of an existing garage into ancillary accommodation in Matlock Bath. The brief was to modernise the property, enhance its functionality for family living, and restore its historic character, all within the sensitive setting of the Matlock Dale Conservation Area.
The property occupies a generous 1,508m² plot along, positioned between Matlock and Matlock Bath. The site features a traditional cottage with a link-detached garage and wrap-around gardens, set against steep topography to the west and the River Derwent to the east. While the property is not listed, it lies within the Matlock Dale Conservation Area, requiring a design approach that respects local character. The site’s previous use as a bed and breakfast had introduced unsympathetic alterations, which the project aimed to reverse.
Pre-application engagement with Derbyshire Dales District Council informed key refinements, including material choices and fenestration details. The rear extension was designed with a lower ridge height than the main house, ensuring visual harmony. Dormer windows on the converted garage take cues from neighbouring properties along Dale Road, reinforcing the vernacular character. Restoration of original stonework and removal of incongruous modern features further enhance the property’s historic integrity.
This project demonstrates how thoughtful design can unlock the potential of heritage-sensitive sites.
