PDP have successfully overturned a decision to refuse planning permission for a dormer bungalow plus alterations and extensions to an existing home in Leek, Staffordshire.
The application had been recommended for approval by officers but was refused by the planning committee of Staffordshire Moorlands District Council for a number of reasons including impact on the character and appearance of the area and the existing dwelling, adverse impact on a neighbouring property and unacceptable impact on protected trees.
During the appeal process, we successfully argued that:
- While some trees would need to be removed, the significant trees would be preserved, and the impact would be mitigated through the planting of five new trees;
- The scale, height, form and materials would be consistent with the area’s character;
- The extensions were designed to modernize the existing building and would not appear out of context with the surrounding modern bungalows; and
- The impact on neighbouring properties was minimal, with sufficient screening and no significant overlooking or loss of privacy.
The inspector ultimately agreed with these arguments, concluding that the proposed development would respect the verdant and residential character of the area, have no sign adverse impacts on neighbours or trees and increase the housing stock within the market town of Leek.
