Planning & Design Practice are pleased to have secured consent for the conversion of vacant buildings at the rear of 80 York Road, Market Weighton, Yorkshire into two high-quality residential homes. The proposals, approved by East Riding of Yorkshire Council, present a fantastic opportunity to enhance the town’s Conservation Area, whilst making efficient use of under utilised space.

The Context

The site is located to the rear of 80 York Road, in the heart of Market Weighton. With its prime town-centre location, the site benefits from convenient access to essential services, public transport, and local amenities. The currently vacant buildings are arranged around a small courtyard and presented great potential to be redeveloped into a small-scale residential site, due to their sustainable location.

Located within the Market Weighton Conservation Area, the historic character of the built environment within and around the site was integral to the successful development of the proposals, with a sensitive approach to proposed alterations and use of materials required.

The Vision

Using the existing footprint of the site, the proposals set out the conversion of the vacant buildings into:

  • A two-storey, two-bedroom dwelling, featuring spacious living areas.
  • A two-storey, one-bedroom dwelling, designed to provide a comfortable and efficient living space.

Here, the courtyard layout will be retained, with inclusion of cycle storage in lieu of parking spaces.
