Planning & Design Practice have successfully secured householder planning permission for the construction of a two-storey side extension in Swanwick, a village in Derbyshire. The site consisted of a detached dwelling within an unusually large garden, when compared to other houses locally.

The proposals sought to erect a two-storey side extension. The existing dwelling has three-storeys, situated on a gently sloping site which slopes away from the existing dwelling. As a result, the two-storey extension would sit lower than the majority of the existing dwelling, allowing the extension to appear subservient in character.

The extension will provide a new master bedroom, as well as a walk-in wardrobe and ensuite on the ground floor. The bedroom will also provide access to the balcony area, which will overlook the garden. The lower ground floor will house a living space, snooker table and small WC. The garden space will also be accessible from this floor.

The extension will have a dual-pitched roof, with a glazed gable on the south elevation and a hipped roof style on the north elevation. This south gable will have a floor-to-ceiling glass opening, which will allow plenty of natural light into the bedroom. The lower ground floor will also have full-length glass doors, providing garden views. A new glass balustrade is also proposed, which will continue along the south elevation of the main dwelling.

The proposed external materials are to be black painted brick and horizontal timber cladding to the ground floor. The windows are proposed to be timber.

The rest of the extension will have horizontal timber cladding with a tiled roof.

As part of the proposals, new trees are to be planted to replace the removal of a single fern tree. This will provide additional screening for the residents to protect their privacy.
