Planning & Design Practice was appointed to secure full planning permission for the conversion and extension of a modern steel portal frame barn at Birch Lodge, Whitley. While Class Q permitted development rights did not apply at the time due to the building’s age, the structure would have qualified 12 months later. We used this as a fallback argument to justify a comprehensive scheme under full planning, enabling the client to achieve a high-quality single-storey dwelling with a significant side extension. Beyond planning, we supported the technical design stage through building regulations approval and collaborated with McVeigh Offsite to deliver a bespoke Structurally Insulated Panel (SIP) solution.

The site is located in Whitley, within the West Yorkshire Green Belt. Surrounded by open countryside, the barn sits adjacent to Birch Lodge and benefits from an existing hardstanding access. The original structure comprised a steel frame with green metal cladding and roller shutter doors, typical of modern agricultural buildings. Its rural setting required a design approach that respected the agricultural character while introducing contemporary residential features.

The fallback Class Q argument was pivotal in securing planning consent, demonstrating that the building met all criteria except for the 10-year rule. This approach allowed flexibility to incorporate a well-considered extension and improved energy efficiency measures. The design retained the barn’s agricultural aesthetic through corrugated metal cladding, complemented by timber detailing to soften the appearance. Internally, the layout prioritised open-plan living and connectivity to outdoor spaces.

This project exemplifies how strategic planning and innovative construction can transform an agricultural building into a high-performance home. By leveraging a fallback position and embracing modern building technologies, Planning & Design Practice delivered a scheme that respects its rural context while achieving outstanding sustainability credentials. It stands as a benchmark for future conversions in the Green Belt.
