Change of Use of Former Office Block to SEN School, in Grade II listed Hall
We were appointed to prepare a planning application for the change of use of Banner Cross Hall, a Grade II listed building in Sheffield, from offices to an independent specialist school. The proposed school, Hallamshire Academy, would operate within the Nexus Multi‑Academy Trust and provide education for approximately 56 pupils with special educational needs (SEN). The project focuses on the sensitive re‑use of a heritage asset to deliver an important community facility.
Banner Cross Hall occupies a 0.4‑hectare site accessed from Ecclesall Road South, surrounded by residential development on all sides. The site benefits from a highly sustainable location, with multiple bus services providing strong connectivity across Sheffield.
The Hall is a Grade II listed former country house, designed by Sir Jeffrey Wyatville in the early 19th century. While not located within a conservation area, the building is of high architectural and historic significance
A heritage‑led approach underpins the scheme. The proposed use enables the continued occupation and active management of the listed building without the need for intrusive alterations. Compared to alternative uses, such as residential conversion, the school use allows the historic layout and character of the Hall to be retained more effectively.
The Banner Cross Hall project demonstrates how the adaptive re‑use of heritage assets can deliver significant social benefits. The proposal supports the growing demand for SEN provision in Sheffield, secures an active and viable future for a Grade II listed building, and aligns with both local and national planning policy.
