This was for the conversion and extension of a property on Dale Road, Matlock, a late 19th century unlisted building within the Matlock Bridge Conservation Area. The project sought to secure the long-term viable use of a prominent town-centre property through a mixed-use scheme, retaining commercial floorspace at ground and basement level while introducing six new residential dwellings above and to the rear. The brief required a sensitive response to a constrained historic site, addressing heritage considerations, flood risk, residential amenity and town centre vitality, while delivering high-quality new homes in a highly sustainable location.

This scheme involves the sensitive conversion and extension of an existing historic building on Matlock high street to create a series of high quality contemporary apartments whilst retaining a lively ground floor active use. The project required a complex design solution to accommodate the different levels to the front and rear of the site with the introduction of a new central stair case to bring everything together. 

We took this project from initial concept through the planning process and carried out the technical design to achieve buildings regulations approval. Each stage came with its own challenges, from working sensitively within the heritage context at the planning stage to balancing fire safety, accessibility and high levels of thermal insulation at the technical design stage. Altogether the project unlocks significant value for the local developer with the creation of much needed new accommodation for the area.
