Our client for this project came to us with an existing Class MA (change of use) Prior Approval and full planning approval for the construction of a new extension to the rear of the existing Speedwell Mill office building. We were appointed to review the design of the scheme and update the proposals to improve the size and quality of the proposed apartments, as well as rationalising and simplifying the design in terms of the number of new staircases and interventions within the existing building.
The main concept for the scheme is to convert the existing former mill building to create a series of 2- and 3-bedroom apartments with rich original features. To the rear of the building the proposals involve demolishing a dilapidated single storey rear extension and the construction of a new three storey extension abutting the existing mill race to create additional apartments.
The Speedwell Mill project showcases how historic industrial buildings can be successfully repurposed to deliver high-quality residential accommodation while maintaining architectural character. The combination of prior approval conversion and a sensitively designed new extension demonstrates:
- The potential of permitted development rights to unlock residential opportunities in underused commercial buildings.
- The importance of design distinction between heritage assets and contemporary additions.
- The value of lightweight, modern construction methods in challenging sites such as mill former mills
- How multi-application strategies (Class MA + full planning) can be effectively coordinated in heritage contexts.
The scheme stands as a strong example of heritage-led regeneration delivering viable homes, efficient land use, and architectural enhancement. After making a start on the project on site at the back end of last year, we are keen to see more progress over the coming months.
