Retrospective planning approval secured for beloved local

The Pattenmakers Arms, an historic pub in the heart of Duffield in Derbyshire has recently taken another exciting step forward in securing its long-term future. In May 2025, Amber Valley Borough Council officially approved a retrospective planning application for extension works at the venue – a project designed to enhance both its commercial viability and operating capacity.

Situated within the Duffield Conservation Area and near the Derwent Valley Mills World Heritage Site, the Pattenmakers Arms is not just a thriving local pub – it’s a significant building in the local community due to its historic character.

The Pattenmakers Arms The Issues

The application sought consent for several retrospective changes to a previously approved scheme (ref: AVA/2021/0018). While the size and footprint of the extension remained largely consistent with prior permissions, a number of key alterations required further consideration by Amber Valley Borough Council.
Among the main concerns were the visual and acoustic impacts of new kitchen extraction systems, alterations in external materials, adjustments to door and wall treatments, and the slight repositioning of the external seating area. Additionally, the absence of initially approved timber screening and the visual prominence of new flue ductwork on the external chimney prompted significant concern about the impact on local historic character of the building and the surrounding area.

Given the site’s sensitive conservation setting and proximity to residential properties, the application therefore required a detailed review of the impact of the development ‘as built’ on the historic context of the site, which was led by Planning & Design Practice’s Heritage Team.

The Outcome

Working closely with Amber Valley’s planning, heritage and pollution officers, Planning & Design Practice ensured that all key issues were addressed in full, with pragmatic and visually sensitive solutions put forward and approved.

To manage concerns around visual and noise impact, the final agreed plans included the installation of timber acoustic panels – a visually coherent solution that will soften the appearance of the roof ducting over time. A suitable and operationally sound solution to the sensitive installation of duct work was also reached through close liaison with pollution officer and technical third-party specialists.

The external seating area at the Pattenmakers Arms, while adjusted to respect existing structures and ground levels, was carefully redesigned to ensure minimal impact on neighbouring homes. The removal of a previously approved roof terrace significantly reduced the potential for overlooking, further supporting neighbour amenity.

Internally, the upgraded kitchen and dining areas – now operating successfully – not only support the business’s economic sustainability but also enhance the community offer of this historic pub.

This consent represents a planning success grounded in respectful negotiation, technical detail, and a shared commitment to heritage-led regeneration. It stands as an example of how retrospective proposals, when approached with clarity and cooperation, can generate pragmatic outcomes and regularise otherwise unlawful developments.
