Planning & Design Practice have successfully secured full planning permission for the erection of a new house at land South of Main Road, Brailsford, Derbyshire. The site is located behind the Old School House which used to accommodate Brailsford Primary School. The site was used as part of the school grounds, comprising two temporary classrooms and a playground. The primary school has been relocated to Luke’s Lane and the Old School House is itself being converted into two new homes.
Derbyshire County Council cleared the existing building site and removed the playground. The site can be accessed by foot, or by bicycle along the side of the Old School House. A separate parcel of land will be used for parking, and this is located close by at the front of the Old School House
The one and half storey house would be of traditional appearance in terms of its size, scale, design and finish with a traditional palette of materials including red brick external finish with a plain tiled roof. The dwelling would comprise an entrance hall, cloak/cupboard, study, WC, open plan kitchen/living/dining area, living room and pantry on the ground floor and two bedrooms (both with ensuite facilities) across the first floor. Solar PV panels will be installed across the south-facing roof space, providing the majority of the electricity for the new home. Primary heating would be provided by an Air Source Heat Pump system.
