Extensions and home improvements
If your house no longer suits the way your family lives, we can help you find the extra space. We will tell you whether you need permission, then prepare the design and the application if you do.
Stocksbridge · Sheffield
You might be planning an extension to your home in Stocksbridge, or wondering what could happen on a piece of land at the edge of the town. Either way, you are planning in a town that gives way quickly to Green Belt and open moorland, and that edge shapes the view Sheffield City Council is likely to take of your plans.
We can usually tell you early which side of the Green Belt boundary your site falls on, what that means for your plans, and what a realistic route to permission looks like for you.

How we can help
Your project might be an extension at the back of the house or a site for several new homes. Whichever it is, we can help you, and every piece of work starts with a realistic view of what your home or your land can take.
If your house no longer suits the way your family lives, we can help you find the extra space. We will tell you whether you need permission, then prepare the design and the application if you do.
If you own or are buying land, we can appraise what it could take and how the Council is likely to view it. We then prepare your application, including for land that has had a previous use.
Where your site meets the Green Belt or open countryside, the policy starting point is more restrictive. We will look at whether there is a realistic case for your proposal and let you know early.
Our architects design homes and extensions that suit the valley setting and what the Council expects. You will see how your scheme sits in its surroundings before anything is submitted.
Local context
If you are looking at land in or around Stocksbridge, or at a building that has outlived its original use, you will want a clear view of its prospects before you spend money on a scheme. That early view is often where we can be most useful to you.
Two things tend to shape what you can do here. The first is the Green Belt, which comes close around the town, so if your site is just beyond the edge you start from a more restrictive position than you would inside it. The second is the town’s industrial past: if your land has had a previous use it may suit new homes, although it usually brings questions of its own that are worth answering early.
For a development site, we start by appraising what your land could reasonably take and how the Council is likely to see it, before any design work begins. Where a site meets the Green Belt, we look at whether your proposal could fall within one of the recognised exceptions in national policy, and we will tell you early whether that argument is open to you.
Your project may be closer to home, such as an extension to a family house, and we give that the same attention. Whatever the size of your project, our planners and architects work on it together, so you will not be handed from one consultant to another along the way.
Whether your site sits just inside the built-up area or just beyond it makes a real difference, because the Green Belt comes close around Stocksbridge. We confirm where the boundary falls for your land at the outset, and if it is in the Green Belt we look at whether your proposal fits one of the recognised exceptions.
Where your house backs onto fields or moorland, an extension is seen from further away, so its size, materials and position matter more. We design with those longer views in mind, which gives your application a firmer footing.
Previously developed land can be well placed for new homes, but it brings questions of its own, from ground conditions to access. We appraise your site's planning prospects honestly before you commit, so you know which of those questions matter for your land.

Common questions
The Green Belt comes close around Stocksbridge, so it is well worth checking before you plan anything. Send us the address or a plan of your land and we will confirm where the boundary falls and what it means for you.
Extensions to homes in the Green Belt can be approved where they stay in proportion to the original house. The Council will look at how much your home has been extended before, so it helps to gather what you know of its history, and we can work out how much room that leaves you.
Many extensions can be built under permitted development, without a planning application, and being in the Green Belt does not remove those rights on its own. The limits depend on the type of house and on what has been added before, so we check your home and give you a clear answer before you spend anything on drawings.
Land with a previous use can be well placed for new homes or other development, though it brings considerations of its own. We look at the planning prospects of your site before you commit, so you know what a realistic scheme looks like and which questions need answering first.
If your application is refused, you still have options. Sometimes a revised scheme answers the Council’s concerns, and sometimes an appeal is the better route. There are strict time limits for appealing, which run from the date of the decision, so it helps to talk to us soon after you hear. Our planners handle appeals in house, so you would not need to start again with someone new.
For most householder applications the Council has eight weeks to make a decision, and for major developments such as a larger housing site it has thirteen. Both periods run from the date the application is validated, and we will set out a realistic programme with you that includes the preparation beforehand.
