Planning & Design Practice are delighted to announce another successful Class Q fallback application. This will allow our client to rebuild an unused agricultural building to form a new home not far from Hulland Ward, Derbyshire.

Class Q is restricted to converting the existing building with minor additional measures required for the building to function as a dwelling. Once the principle of residential use is established via Class Q consent, works which would not usually be permitted via Class Q can be proposed. Having secured Class Q approval last year, our client was keen to build upon this success and submit a ‘fallback’ scheme. A fallback scheme is a new application that proposes some additional works which are not constrained by Class Q limitations.

The building in question was a single, smaller agricultural building consisting of a mix of blockwork and metal sheet cladding, as well as a roller shutter door. The barn was fully enclosed, with an area of hardstanding situated to the south of the barn.

The proposal sought to demolish this existing building and replace it with a larger dwelling, unrestricted by the criteria of Class Q.

The new dwelling will have 3 bedrooms, with an ensuite and family bathroom. An open plan kitchen/dining area is also proposed, with patio doors to the outdoor space, as well as a family living space. The scheme is not materially different to what was approved by the Class Q, but will make more efficient use of both internal space and the land it is situated on.

This new design will protect the existing trees at the site and has allowed for an additional bedroom to be created, creating a new 3 bed roomed home.

The external alterations have been kept to a minimum to respect the rural aesthetic of the local area.

The Permitted Development rights, commonly referred to as Class Q, is the right to convert agricultural buildings into homes as a matter of principle and has been with us since 2014.
