A bright and sunny day at Haddon Hall

On a bright and sunny day in July, our Specialist Conservation Architect Lindsay Cruddas joined the Derbyshire Archaeological Society for a tour of Haddon Hall. Her guide was Mark Eaton of R.M. Eaton Stonemasonry who has worked on restoration projects at the Hall for the past 30 years.

Haddon Hall is remarkable, I had never been before and was delighted to see how much of the property had been preserved. Entering the lower courtyard you are stunned by the intimate scale and detail, you really feel like you have stepped back in time.

We started off in the Chapel, which dates back to 13th century with C15th fresco seccos upon the walls. A recent program of restoration of the Chancel window had been completed in 2019-2020, from the inside, the window is all about the glass and you can see the care that has gone into its restoration; panes from the Hall’s archive were finally reunited in the C15th window. Externally the stonework is the showcase, whilst the new stone work stands proud, you can see the careful attention to detail that Mark and the stonemasons took to preserve some of the older stone work. Three other chapel windows were successfully restored in an earlier program of work and you can see a cusp detail on one, which is the only original stone to that window.

Listen carefully in the Hall and you can hear what I thought was sketching, however it was the bats, they utilize the roof space and show that we can both use the same space if carefully managed.

The Hall has remained in the same family for over 900 years; the current custodians and occupants are Edwards Manners and his family. The property can be traced back to Sir Richard de Vernon, whose descendant Dorothy Vernon married into the Manners family and inherited the estate. For over 200 years the property lay empty; whilst the family occupied their preferred abode at Belvoir Castle in Leicestershire.

With the property being dormant, greenery overtook and allowed the property to decay from the inside, as the property wasn’t ventilated. Cement mortar was used to undertake the repairs. To be fair, the craftsmanship was great and they managed to get a good finish to blend into the stone mullions, however as we are now aware, stone is a breathable material and the cement mortar only caused further decay in the decades to come and split the face of the stone.

Whilst in the lower courtyard , Mark explained that oyster shells had been found in the joints to bulk out the original mortar; these were reinstated when the repair works were undertaken. Traditionally the lime would have been burnt on site with wood and charcoal and that would have all been added to the mix to bulk out the mortar. This is a method that Mark and his team used to make the current mortar mix. In the lower courtyard you can also see King John’s wall which was licensed to be built in 1193, don’t miss it if (when!) you visit.

It is thought that the original stone was sourced from a quarry behind the Hall between Haddon and Chatsworth; however the quarry was exhausted and stone from Birchover and more recently Grindleford had been used in the restoration.

Our next space to visit was The Long Gallery, via the Banqueting Hall – a must see for anyone visiting Haddon! The Long Gallery dates from C1540s which was designed to entertain visiting guests, display artwork and undertake exercise in the rainy Derbyshire climate.

The Gallery boasts Bombay windows which at first sight look like they have warped with age however they were designed like that to allow more light in to the room. Each pane can accommodate more ‘quarries’ (kite shaped pieces of glass) and therefore allows light to refract and enter the room. The colours of the glass are wonderful, pinks, purples, yellows and greens; they are truly remarkable to see.

A bay in the Long Gallery is currently undergoing the Spring Summer 2022 phase of restoration works. The bay had to be underpinned and at one point was 1.5m into the wall as the walls are that thick. Whilst in place part of the hoarding to protect the visitors from the site works was painted screen blue, this was because Haddon Hall is also famous for being a film location. Pride and Prejudice, Mary Queen of Scots, The Other Boleyn Girl but to name a few have all been filmed there. Most recently a new film about Henry VIII and Catherine Parr were located here up until the end of June.

We ended in the private courtyard, where some stone masonry tools and the last of the scaffolding were set up. Mark showed us some old sections of stone that had to be removed and allowed us to look closely at some of the tools of his trade including his lifting lewis’ and plug and feather.

Heritage is not all about the past

Heritage is not all about the past, we live with examples of buildings that can teach us lessons about new ways of living today. Sometimes it pays to look back at innovations designed by architects to resolve issues of their day that are also contemporary concerns, states the latest addition to our Heritage team, Ruth Gray.

For example, ventilation is currently very much on the agenda. With the Covid 19 pandemic wreaking havoc throughout the country we are again wanting methods of ventilation to ensure our patients and nurses in hospitals and schools’ children and teachers are healthy and can maintain a high standard of education. The below case studies of Planning & Design Practice projects with community buildings are a fascinating example of what can be learned from our heritage buildings.

Planning & Design Practice were commissioned by Green Square Accord on behalf of Worcestershire County Council to prepare an assessment into the heritage significance of Holyoakes Field First School and Nursery, which is situated on Bridge Street, Redditch. Whilst there is historic interest in the school being an example of the work of talented Architect Lieut.-Colonel Alfred Vernon Rowe (1880-1940) it is not his most notable or high-profile work. But our research found that the school is possibly unique for A. V. Rowe, who built many larger, multi-storied schools but these did not include Holyoakes experimental feature, the ‘marching corridors’.

The Education Act of 1907 introduced periodic medical inspections in schools to address the poor health of children across the country. This resulted in experiments in school architecture with a greater focus on light, ventilation, and provision of space indoors and outdoors for exercise. The use of single storey school buildings allowed a larger plan form, with open air verandas stretching the length of the building allowing for ‘marching corridors’, often leading to a large hall where indoor recreation could be held. Holyoakes is one example of such a plan form and having been designed in 1911 is quite early, whilst these principles had been established in the early 1900s it took some time to gain traction, being adopted nationwide after WW1. Planning & Design Practice recent research of Outwoods House as part of their assessment into the heritage significance for a project with University Hospitals of Derby and Burton (UHDB) NHS Foundation Trust, found that the original part of Outwoods House was constructed in 1895 from brick and sandstone dressings in a gothic revival style. The original building was purpose built as part of an isolation hospital, which has historic significance and modern-day resonance. The Isolation Hospitals Act (1893) enabled County Councils either to provide isolation hospitals or compel local authorities within the county to do so. From the early 1890s to 1914 some 300 local authority isolation hospitals were built. Hospitals were large, dominated by parallel rows of detached ward blocks linked by a covered way, in an extreme form of the pavilion plan that even provided distinctive ventilated basements to allow the free movement of air beneath the wards.

We discovered that overall, whilst buildings of this age/type are not uncommon, and the building has been subject to some alteration/ extension, the original core is a reasonably good example of its type (architecturally speaking) and there is historic interest deriving from its links to the hospital and the story of healthcare in the area. Neither of these case studies are listed buildings but Holyoakes school is potentially eligible for categorisation as a “non-designated heritage asset” by the local authority and Outwoods House is identified by the council’s conservation officer as a non-designated heritage asset. Meaning their importance is recognised for the role they can play in providing future generations solutions. Essentially heritage buildings can help us to understand the society of former eras through their architecture, architects, and their ideas. By understanding our heritage, we can prepare for the future. These two buildings that we have discussed are commonplace but were both designed with ventilation in mind they are examples also of why heritage assessments are an important part of the planning process as the collaboration between conservation officers, planners and developers means that we can retain and reuse buildings and, in the process, discover and retain key pieces of our heritage.

Planning & Design announce new Directors

Planning & Design Practice Ltd are excited to announce two new additions to its Board of Directors.

With effect from July 1, 2021, Specialist Conservation Architect Lindsay Cruddas and Chartered Town Planner Michael Bamford join Royal Town Planning Institute (RTPI) Chartered Town Planners Richard Pigott, and Jon Millhouse as Directors of the Derby based team of town planning consultants, architects, and heritage specialists. This diversification of the board represents both our increasing architectural ambition and the continuing growth of our Sheffield office.

Lindsay said: “After leading the Architectural Team for over 6 years I’m delighted to be appointed as a Director. The change in the company reinforces our practice core values that Planning and Architecture go hand in hand to make spaces better for the people who live in and use them. We are all excited to assist our clients in developing new and exciting projects.”

Michael added “I am excited to be a part of the next chapter in the future of Planning & Design. We have seen considerable growth over the past 2 years within the Yorkshire region as well as across the country and I look forward to working with the team to continue to deliver projects we are proud of.”

The news coincides with the announcement that Planning & Design’s Founder Jonathan Jenkin is stepping down as Managing Director to work part time in a consultancy role.

Jonathan said: “In order to strike a better work/life balance I am stepping back to work part time. The new Directors are talented and ambitious, they will bring fresh drive and capability to the company and this change represents an important milestone. I wish the new board every success and as they represent all aspects of the company’s business, I am confident that the company has a bright future as leaders in architecture and town planning. This is certainly not a goodbye from me, and I look forward to my new role as Chairman of the Board, and the opportunities it presents to strengthen relationships with our key clients as well as develop new ones.”

A chartered town planning consultant and building designer, Jonathan has developed the company, established its core values and delivered many hundreds of projects since the company was founded in 2002.

Reappraising brutalist architecture

Some of the finest examples of brutalist architecture in the north of England are at risk of being torn down, according to Simon Phipps, the photographer behind the book Brutal North, who believes a crucial part of the country’s architectural history could be lost in the process.

Lindsay Cruddas, a RIBA accredited Specialist Conservation Architect from Planning & Design Practice Ltd shares her thoughts on this divisive architectural style, the factors involved in considering the listing and conservation of buildings and the role that the re-evaluation and re-use of Brutalist buildings can play in a zero carbon future.

Design is subjective and Brutalist Architecture isn’t everyone’s cup of tea. In fact, moons ago I would have also wondered why a derelict 1950s brutalist building isn’t being knocked down for redevelopment. However, opinions change and so does our perception of Heritage.

Victorian architecture was once new and the following generation wanted to tear it down to make way for new buildings, fortunately much of it survives today given the relatively slow turn around on buildings occupancy.

Brutalist architecture, which are largely constructed from concrete expanses of blank walls and dominating structures, were mainly used for large scale developments such as flats, universities, and public buildings. A favourite of mine is the Roger Stevens Building at the University of Leeds, the structure is of an impressive scale and connects several spaces together. The building is a central figure in the city campus and negotiates the change in levels of the site with a grand concrete staircase. The building was designed by Chamberlin, Powell and Bon and built at the campus in the late 1960s. The striking façade expresses the ventilation services in concrete and internally the building uses ramped circulation to access the lecture theatres. The building was only listed in 2010 but because of its Significance it was Grade II* listed.

Conservation and listing of buildings is dependent on several factors of why a place is importance and what is its significance. They are broken down into the following categories:

  • Evidential value: the potential of a place to yield evidence about past human activity.
  • Historical value: the ways in which past people, events and aspects of life can be connected through a place to the present – it tends to be illustrative or associative.
  • Aesthetic value: the ways in which people draw sensory and intellectual stimulation from a place.
  • Communal value: the meanings of a place for the people who relate to it, or for whom it figures in their collective experience or memory.

As we move further into the 21st Century, some of these buildings are now 50-70 years old, they are the next stage of our architectural history. Of course, not every single brutalist building deserves to be listed however they do deserve a second chance. Take Park Hill in Sheffield, it was in a dilapidated state until recent years and now it has been refurbished into office space, a nursery, residential and student accommodation. The building has had a new lease of life and is a vibrant area of Sheffield once again.

Locally Derby Assembly Rooms could be listed to help secure its future. The building has Aesthetic value in its striking appearance with expanse of concrete and domineering stature. The building has communal value, for may people the building will be known for concerts and performances and the annual Derby Young Farmers Ball.

As a nation we wanted to be carbon zero by 2016, which was never going to be achievable, but part of our future is the reuse of existing buildings. The sensitive restoration and imaginative adaptation to these brutalist buildings could assist in the carbon zero goal as well as retaining a key part of our architectural history.

Ongoing restoration heats up

Planning & Design Practice Ltd were delighted to receive consent for underfloor heating as part of the ongoing restoration of the Grade II listed Highfield Farm, Derbyshire.

The farmhouse, built in the 17th century, was traditionally heated by a large fireplace in each room. The farm had been tenanted up until the early 21st century however had never been installed with modern central heating.

The insertion of radiators and associated heating system would involve significant intrusion into the historic fabric of the building, requiring holes to be cut into walls and floors to accommodate pipes. It was considered that underfloor heating presents a better method of heating historic buildings, being a low level of background heat, spread uniformly and maintaining a stable temperature for the building. Radiators, meanwhile, rely on convection, resulting in circulation of rising hot air and causing a draught.

The existing floors comprised non-original quarry tiles, from a variety of different manufacturers and likely reclaimed from another house. These were laid upon bare earth. Traditional buildings, of solid masonry construction and without a damp proof course, rely on vapour permeable materials to allow moisture to enter and exit the building. The insertion of a modern, impervious, concrete floor slab would force ground moisture into the walls, causing problems with damp. It was decided that a limecrete slab would instead be laid to maintain vapour permeability. Lime is also more environmentally friendly, being burnt at lower temperatures than Portland cement whilst absorbing CO2 during the setting process of carbonation.

The limecrete was combined with recycled foam glass, providing a vapour permeable layer of insulation to prevent heat loss.

The floor is to be completed with the insertion of new stone slabs, as would have likely existed originally in the 17th century farmhouse.
