Planning & Design Practice is pleased to announce that planning permission has been granted for 18 new homes at land off Normanhurst Park, Darley Dale, Derbyshire for our clients Chevin Homes.

Following constructive discussions with Officers, a recommendation of approval was put forward and after a productive debate at Derbyshire Dales Planning Committee, Members resolved to approve the application.

The development will provide a mix homes, including:

  • 4 x 2 bed houses
  • 7 x 3 bed bungalows
  • 3 x 3 bed houses
  • 4 x 5 bed houses

A traditional design approach is proposed, with the use of Birchover Coursed Stone and plain slate grey tiles used throughout the development, which is considered to respect the character, identity and context of this part of the Derbyshire Dales.

The site includes a number of trees protected by Tree Preservation Orders which will be incorporated into the development. A number of mitigation measures are also proposed during the construction phase including no-dig surfacing and Tree Protection Measures in order to minimise the potential for any foreseeable detrimental impact occurring to the retained trees.

The sensitive scheme has made efficient use of land in terms of maximising the number and size of unit’s deliverable on site, whilst also minimising the potential impacts on the countryside and the occupants of neighbouring properties.

The application was accompanied by a comprehensive Sustainability and Energy Statement prepared by the Planning Team setting out measures on how the development seeks to mitigate against global warming and adapt to climate change. The houses have been designed to optimise the prospect of using solar PV panels in terms of their orientation and positioning within the site. EV charging points would also be included as part of the development.

Working for Chevin Homes Planning & Design Practice has successfully secured planning permission for an attractive new development of 8 semi-detached affordable bungalows with associated biodiversity enhancements and landscaping in Chellaston on the south side of Derby, writes Richard Pigott, Director at Planning & Design Practice.

The site was acquired by Chevin Homes but had been earmarked for ecological enhancements as part of a recently completed scheme for 34 dwellings by Redrow Homes. However, with the assistance of Ramm Sanderson ecologists and Golby and Luck Landscape Architects, we were able to demonstrate that the site could be partially developed, with the remaining land being better managed as part of a robust long-term plan to secure significant ecological improvements to the land to the rear of the dwellings. South Derbyshire District Council agreed that the benefits of the provision of 8 new affordable dwellings would be significant and that no other significant harm would result from the proposals. It is understood that Chevin Homes have discussed the proposals with a number of the Registered Providers operating in the district, and that a delivery partner will be identified in the near future.

Planning & Design Practice have a successful history working with Chevin Homes, a renowned local house builder. Working on their behalf we were successful in securing planning permission for the redevelopment of Brookside Farm, Breadsall, Derbyshire.

This development comprises a mix of just five exclusive barn conversions, new build homes and restoration of the original farmhouse. The site is located in a beautifully secluded backwater position with outstanding views and picturesque countryside walks, which is just 5 minutes drive away from Derby.

Having secured planning permission for the site in 2018 for Chevin Homes we were delighted that their development won ‘Residential Development of the Year’ at the East Midlands Business Link ‘Brick Awards’ 2021.

Chase Farm is a bespoke courtyard development of just eight truly unique homes situated on the edge of the Peak District at Ambergate, Derbyshire within the Derwent Valley Mills World Heritage Site and was completed earlier this year.

This project was an exciting one for us to work on as it comprised of the redevelopment of a brownfield site with a derelict social club and car park, two 19th century cottages and an agricultural barn. The whole site had been neglected for the last few years and the buildings were rapidly degrading. We were successful in achieving full planning permission for one new detached dwelling on the footprint of the old social club, a terrace of 4 new dwellings, the restoration of the two cottages and the conversion of the barn to a dwelling.

A trinity of Planning & Design Practice’s clients – Wildhive, Chevin Homes and Morley Hayes – are celebrating following recent awards successes.

Derbyshire hotel Callow Hall has been crowned the UK’s best place to stay by Sunday Times.

The first venture for Wildhive, a new boutique hospitality brand, the hotel is nestled in 35 acres of gardens, wild meadow and woodland. A Grade II listed Victorian country house that is perfectly situated at the gateway to the Peak District, the hotel has 15 individually designed bedrooms in the main house, two treehouses and 11 woodland Hives.

Since 2018 we have been commissioned by Wildhive to provide planning consultancy services on a number of exciting proposals for Callow Hall including the woodland Hives, a modern garden room extension; conversion of the coach house to a wellbeing centre and internal and external alterations to reconfigure and sympathetically modernise the main Callow Hall building.

Securing planning permission for the woodland Hives was particularly challenging as it is designated as ancient woodland, which gives it a very high degree of protection. As such, we had to ensure that any development did not harm the integrity or unique character of the woodland.

The application was initially hit by stiff opposition from a number of key consultees. However, we were always confident that the heritage concerns could be offset by the economic benefits of the proposal, which include attracting 8,175 overnight visitors per annum, and generating more than £1m in visitor expenditure across a range of sectors in the local economy.

At Chase Farm, having secured planning permission for the site in 2018 for Chevin Homes we’re delighted that their development has won ‘Residential Development of the Year’ at the East Midlands Business Link ‘Brick Awards’ 2021.

PDP achieved full planning permission for 1 new detached dwelling on the footprint of the old social club, a terrace of 3 new dwellings, the restoration of the two cottages and the conversion of the barn to a dwelling.

And last but by no means least, our client Morley Hayes carried away two awards at the 13th Derby Food and Drink Awards, which took place on Monday 18 October. As well as being awarded the prestigious title of Overall Winner, the venue’s Roosters Bar and Restaurant was also successful in the Most Family Friendly category. A great double success for Morley Hayes, which is also celebrating its 30th anniversary this year.

Heritage project update – April 2021

Jon Millhouse, both a Chartered Town Planner and a Full Member of the Institute of Historic Building Conservation, with a specialist interest in Historic Building Conservation gives an update on a number of interesting heritage projects that Planning & Design Practice Ltd are currently engaged with.

We are delighted to have been appointed heritage planning consultants by Derbyshire County Council for their ambitious Elvaston Castle restoration project. The £35 million scheme aims to restore and find new uses for the Castle and many of the historic buildings on the 321-acre estate, as well as a new access drive and car park, to deliver a sustainable future for one of Britain’s oldest country parks. We look forward to contributing to this exciting project.

Last week we obtained planning and listed building consent for a sensitively designed extension at Derwent Valley vets, a grade two listed former public house just off the A6 South of Matlock. We are pleased to support the expansion of this popular local business.

It is great to see work nearing completion on Chase Farm, Ambergate. Chevin Homes are developing the former farmstead, which overlooks the River Derwent in the Derwent Valley Mills world heritage site, in accordance with the scheme originally devised and secured by Planning Design Practice. The scheme included both the conversion of historic Hurt estate buildings and the insertion of new contextually appropriate modern architecture. It is great to see the development taking shape and pleasing to note that the new homes have sold extremely well.

Highfield Farm, Holbrook, the grade two listed former Strutt estate farm where we obtained consent for conversion and restoration, is nearing completion. The owners have done a sterling job rescuing and restoring these lovely buildings and we are pleased to have helped them along the way.

New agricultural buildings are taking shape at Wakebridge Farm, Crich, the first step towards our consented scheme for the redevelopment, restoration and long-term economic future for the grade two listed farmstead and site of a mediaeval Manor house in the World Heritage site buffer zone.

We were delighted to hear that Derbyshire Dales District Council planning committee unanimously voted to approve the extension and redevelopment of Ashbourne Methodist Church earlier this month. We prepared a planning and heritage report to support the church committees planning and listed building applications and advised them through the application process. We wish the committee the best of luck with this extremely worthwhile project.

Finally, it is pleasing to see works commence on the redevelopment and restoration of grade two listed Callow Hall hotel, near Ashbourne, where we have provided planning consultancy support for numerous applications to help deliver a viable long-term future for this historic country house.

The site had its challenges, being located in the Derwent Valley Mills World Heritage Site, which significantly impacts any potential development as it must either preserve or enhance its character and appearance. We engaged proactively with the Council and local Conservation Officer in lengthy discussions to secure a design that was not considered to harm the Outstanding Universal Value of the World Heritage Site. The plans were designed to ensure that a high-quality scheme was produced, with careful attention to detail.
